Housing

Safe, habitable and affordable housing is a basic need. The Urban League of Metropolitan Seattle (ULMS) Housing Department provides direct service programs and resources to individuals and families who lack knowledge, understanding, and access to pertinent financial education that can result in home ownership.

The Housing Department is a non-profit Housing and Urban Development (HUD) certified counseling agency. Our mission is to empower, enable, and assist African-Americans, other people of color, and disadvantaged individuals to become self-sufficient through public advocacy.

Over the years, the housing department has sharpened its focus to more effectively meet the needs of more residents. This includes immigrating persons, persons with physical disabilities, and low-income families. The services of the housing department can contribute in developing strong businesses, create community partnerships, and revitalized neighborhoods.

Definitions and Terms at a Glance

FHA Special Forbearance

An FHA Special Forbearance allows the Homeowner(s) to recover from a hardship through

1.)   Reduced or suspended payments, provided the mortgage does not become more than 12 months past due.

2.)   Full payments for a period of time that then convert to payments, plus a monthly portion of the arrearage.

3.)   Payments, plus a percentage of the arrearage. An FHA Special Forbearance must span a minimum of 4 months, but has no maximum length.

Affordable Housing

The Urban League of Metropolitan Seattle owns 36 rental units at 2300 South Massachusetts “The Urban League Village Apartments”. This historic building is a 1909 renovated Colman school house, and is located above the Northwest African American Museum.  Many of the 36 units have breathtaking territorial views and are affordable.

Attorney Referral Program

The Urban League of Metropolitan Seattle refers to various not-for-profit legal projects.  These projects include Northwest Justice Project (NJP), the Home Foreclosure Legal Aid Project and Clear just to name a few.  ULMS also refers to various for-profit attorneys that serve low-to-moderate income families.

Rental Assistance

The Rental Assistance workshops teaches participants components of the landlord tenant laws, credit building skills, successful personal goal setting and how to prioritize their housing needs. Also, participants understand what landlords are looking for in potential renters. Upon completion of the training, participants receive a diploma and a listing of property owners willing to consider their participation in the program as a qualifying factor.

Transitional Youth Housing

The Urban League owns a transitional house that is operated by “Central House”.  The house serves seven young adults (18-24) who have been homeless and are capable of living independently in a community setting.  The house has seven bedrooms,  four shared bathrooms, two large kitchens, two large living rooms, and offices for the staff.

Document Review

ULMS offers a document review process that will help clients understand the meaning of their financial documents they have received from another party pertaining to their mortgage. The ULMS counselor will review the documents with the client and help them to their rights and/or what is required of them as detailed in the documents.
